LANDLORD FEE INFORMATION 

When you have decided you want to let your property through Chase Independent we will commence the setting up of the property as follows. 
 
Marketing the Property: We visit the property and take details and photographs. We then type them up and display them in our window, on our web portals and in the local newspaper. 
 
Conduct Viewings: We deal with any telephone calls, emails and walk-ins regarding the property. We will either arrange with the current tenant for them to carry out a viewing at the property or, if vacant, we will and take prospective tenants round to view. 
 
Application Process: We will contact you once a tenant wants to rent your property, and if you are happy for them to proceed we will provide them with application forms to complete and return along with their tenancy set up fee and other required paperwork. Once references has been accepted and approved we will arrange for a mutually convenient date for the tenant to move into the property. 
 
Inventory & Schedule of Condition: An Inventory & Schedule of Condition of the property, its contents, furniture, fixtures and fittings will be prepared. This will include gas, electric and water meter readings, if applicable. A copy of this will be forwarded to you along with photographs to confirm our findings. (Only applicable for Fully Managed Properties) 
 
Tenancy Agreement: An Assured Shorthold Tenancy Agreement will be prepared. On the agreed appointment date the tenant will meet with us in the office and sign the Agreement and any other necessary documentation. A signed copy will be provided to you. 
 
Rental Payments: One month’s rent, in advance, will be paid by the tenant. Once it has cleared into our account this will be paid to you, less any deductions, by Bacs. It can take up to 3 working days to clear into your account. 
 
Security Deposit: The deposit will be taken from the tenant at the time of signing the Tenancy Agreement. Our normal deposit is one and a half times the amount of the rent. If, however, pets have been approved to reside at the property, we can take twice the amount of rent as deposit. This deposit is passed to one of the government backed schemes. 
 
For Tenant Find Only Landlords the deposit will be forwarded to you and you must secure it yourself with one of the approved government backed schemes. 
 
The deposit is held against any damages or expenses arising during the tenancy and will not be released until the tenant vacates the property, all rent has been paid up to date and any agreed costs to be deducted has been agreed by both parties. 
 
Tenancy Deposit Protection: From 6 April 2007 it has become a legal requirement that when you pay a deposit for an Assured Shorthold Tenancy you Landlord or Agent must register it with a government authorised tenancy deposit scheme. 
 
Authorities: We will notify the gas, electric, council and water authorities, if applicable, of the initial meter readings. (For Fully Managed Properties only) 
 
Safety Checks: Prior to marketing the property an Energy Performance Certificate (EPC) will be required. This is a legal requirement. 
 
Prior to a tenant moving into the property a Gas Safety check must be carried out and a certificate provided to Chase Independent for our records. This has to be done annually and is a legal requirement. 
An electrical safety check and Legionella test can be carried out, however, this is a recommendation only, not a legal requirement. 
 
Tradesmen: We have various tradesmen – gas engineers, plumbing & heating engineers, electricians, builders, decorators and handymen who we can recommend should you need any work carrying out.
